The building has 23 apartments, which 3 are T2 (two rooms), 12 are T1 (one room) and 8 are T0 (studio). There are 13 parking spaces and storages. See table of areas below.


The building consists of 3 floors above street level, 4 floors above the street level on the corner, and 1 floor below the street level for parking and storage. The building has elevator, two pedestrian access to the apartments: one by 1o de Maio Street and other by Polacos Street, one pedestrian access to the patio (garden, common area) and a garage access by Polacos Street.

It is located in a calm neighborhood, on one way streets with public parking. The region is typically residential and privileged because it is 3-minute walking distance from the metro station and close to a diverse range of services, from supermarkets to elementary and secondary schools (which are 9 minutes' walk away). The situation becomes even more privileged because it is close to the main tourist area of ​​Gaia and Porto cities, near Douro River. Jardim do Morro Square and Dom Luís I Bridge are a 10-minute walk away, while Cais de Gaia and Cais da Ribeira in Porto are a 15-minute walk away. The university hub is 25 minutes by metro on a single line. By car, you have easy access to the A44 motorway and Infante Bridge via Dom João II Avenue, 800 meters from the building.

 

This region is being beneficed by a new urban plan, already approved, that will bring more mobility as an extension of Polacos Street, linking it to Afonso de Albuquerque street. This new plan transforms República Avenue into a central corridor served by the subway and promotes the restructuring of public road transport that will no longer compete with the subway but complement it, linking it to other parishes of the county. The renovation and expansion of green spaces is another point addressed in this plan.

The most requested tourist area of Vila Nova de Gaia is in full transformation. In addition to the Douro River wine cellars, the historic center of Gaia will benefit from one of the largest projects in the region, the World of Wine, which is currently under construction and is expected to be completed by 2020. Its is a large tourist center consisting of museums, restaurants, shops, among other attractions. The Word of Wine is an 11-minute walk from Gaia Coevo Residences.

The building will be executed to an upscale finishing standard. In the common areas the walls will have wood panel finishing and an epoxy floor. The apartments will have: Love Tiles or similar ceramic flooring and a compact quartz countertop on the kitchen; pine-wooded floors on living rooms and bedrooms; walls in painted plasterboard; Love Tiles ceramic tiled bathroom (or similar). The bathrooms will have have high standard fittings. All apartments will have induction hob, extractor fan, cabinets, air conditioning and a solar and electric water heating system. Energy certification will be level A.
